Services: Building Design

Design of new buildings, renovation of existing buildings, including historical restoration, sustainable design including LEED and Green Globes

Traditionally a five phase process:

1. Schematic Design – Determines goals and requirements and includes general space layouts, circulation and adjacencies
2. Design Development – Fleshing out the schematic design documents with selection of building systems including mechanical, electrical, plumbing, structural and architectural details
3. Construction Document – The creation of the drawings and documents used by the builder/contractor. These include specifications, construction details and materials
4. Bid or Negotiation Services – The evaluation of bids and selection of a winning proposal
5. Construction – During this phase, we will represent the owner at the construction site and ensure the project is progressing as specified in the contract documents
